This team is both experienced and meticulous, applying a 50-page checklist to each development to ensure all risks are known and mitigated, and that value is added at all points. Wherever the scheme is located in the UK, we have systems and procedures in place to efficiently work out the feasibility of each development we look at.
Paul Crocker
Managing Director

Paul had been working in the property industry since 1978. Throughout his career he has been primarily involved in building and running the group’s investment portfolio, originally with the acquisition of blocks where flats were let to regulated tenants and more recently on blocks let on ASTs. Paul enjoys keeping fit, watching Arsenal and skiing when his wife and four children allow it!

Howard Crocker
Managing Director

Howard joined Delph in 1980. His initial focus was mostly on developing in London, including conversions of warehouses, schools and office buildings. Howard is now responsible for new development acquisitions. Howard is married with four children and enjoys making rock albums, playing guitar and has a large psychedelic rock music collection.

Richard Forman
Head of Sales and Marketing

Richard has been working within the property industry since 1988, and has been at Delph since 1996. He oversees all sales and marketing activity for the business. He also works closely with the acquisitions team pricing new schemes and is responsible for ensuring the locations, layouts and specification are suitable for our needs. Richard lives in South West London with his wife and two daughters.

Nicholas Belkin
Head of Acquisitions

Nick has been at Delph since 2006 and involved in property all his working life. Heading up the Acquisitions team he has extensive knowledge of many cities across the UK and is always looking for the next exciting opportunity, and overseeing the due diligence and legal process. Away from the office Nick is a keen Sunday morning sportsman and family man.

Paul Neto
Head of Construction

Paul has been involved in the construction and property industry since 1986 with experience gained as consultant, contractor, developer and has recently joined Delph. Leading the construction team Paul oversees the successful delivery of our properties working with our development partners, ensuring the quality product is achieved in a timely manner. He lives in Berkshire with his wife and four sons, where he enjoys off-road running and his beloved classic car in his spare time.

Rebecca Elms
Head of Lettings

Rebecca has a valuable 20 years’ experience in the property industry and joined Delph in 2007. Rebecca oversees the Portfolio Lettings across London and the UK and the Portfolio Sales in London. Rebecca started her property career in Bath and moved to London in 2004 in order to gain further skills and experience.

Ian Jones
Head of Finance

Originally from South Africa, Ian is responsible for the smooth running of the finance department at Delph. He has over 15 years of experience in the accounting sector both here in the UK and abroad. A fitness enthusiast, Ian is a keen gym goer, golfer and long distance runner.

Claire Halliwell
Sales and Investments Manager

Since graduating from The University of Birmingham, Claire has gained over 10 years’ experience in the property industry . She has worked for Delph since 2009 and oversees the individual plot sales and setting up management of our new acquisitions. Outside work Claire enjoys a busman’s holiday buying, renovating and selling properties in London.

Robert Haynes
Senior Acquisitions Analyst

Robert joined the acquisitions team at Delph in the summer of 2014. He has six years’ experience in property and has worked in the industry since his graduation in 2010 from Oxford Brookes University.  An enthusiastic sports fan, Robert enjoys keeping fit, playing for his local hockey team and taking as many golf and ski trips as possible!

Hannah Bowen
Marketing Manager

Since graduating from Cardiff University in 2010, Hannah has worked in the property industry. She joined the team in early 2015 and takes care of all things marketing at Delph Property Group. Outside of the office, Hannah is a keen traveller and can be found chasing the sun around the world or making the most of London’s diverse theatre scene.

Adam Connor
Acquisitions Analyst

After graduating from Nottingham, Adam developed skills within estate agency and residential lettings sectors before joining the Delph team. His role as an acquisitions analyst is to source and evaluate land deals and residential development opportunities. A keen footballer and skier, he likes to keep active either on the pitch or the slopes.

Melanie Morgan
Financial Controller

Melanie joined Delph in February 2016 and is responsible for day-to-day finance operations of the company’s new purchases.  Before joining Delph, Melanie held various finance positions such as Assistant Finance Manager at a London based Property Development Company. In her free time, Melanie enjoys cooking, travelling and keeping fit and has recently begun training with a ladies football team.

Lucy Davenport
Renewals and Portfolio Manager

Lucy started at Delph in 2014 and has prior experience in planning and building control. She works on the residential portfolio as a lettings coordinator and is proud to be part of such a dynamic family run business. Away from the office Lucy likes keeping fit and travelling the world.

Andriani Plessa
Senior Architectural Designer

Andriani is an Architect originally from Athens, she has completed a Masters Degree in Landscape Architecture at The University of East London. Andriani carries responsibility for the maintenance and refurbishment of the retained stock, designing, specifying and running projects on site across London and the regional cities in which Delph retain a rented portfolio.. Andriani lives in East London with her fiancé but enjoys regular visits back to her home country of Greece.

Jemima Halford
Sales and Marketing Assistant

Since graduating from Newcastle University, Jemima went straight into a career in property. Before joining us in 2017, she managed a portfolio of clients for a high end estate agent in Chelsea. She now works on various Sales and Marketing projects and oversees our Social Media accounts. Outside work, Jemima is a keen potter and enjoys country walks.

Nita Dibra
Lettings Coordinator

Nita worked previously as PA to the owner of a boutique estate agents and as an office coordinator before joining Delph Property Group in 2017. As our Lettings Coordinator, Nita sends out all the paperwork for new lets and renewals as well as speaking with prospective tenants. Outside work Nita enjoys playing football and badminton.

Eloise Fraser
Executive Assistant

Having worked in property for the past six years, Eloise started at Delph in February 2017 and works as an EA to Howard. She has a passion for food and even worked as a chef after graduating from University. She enjoys travelling and skiing and visiting friends and family up in Scotland as much as possible.
