Delph purchased 25 units at Horizon in 2009, all to be retained in the company’s property portfolio. In 2013, when Delph were negotiating the purchase of the neighbouring Eclipse project by the same developer, it was discovered that 28 unsold units remained at Horizon and that negotiations between the developer and a potential purchaser had terminated. Delph promptly put forward a new deal offer to include the purchase of the Horizon units with the Eclipse units, therefore relieving the developer of its entire remaining commitment in the developments within the one transaction.
